David Moyes' men looked set to leapfrog Manchester United, who suffered a 1-0 defeat against Crystal Palace, up into sixth when Michail Antonio fired them in front on the south coast.
That was before goals from Joel Veltman, Pascal Gross and Danny Welbeck swung the game in Brighton's favour after the interval and ensured the Hammers have to settle for Europa Conference League football next season.
